It is not very often you come across a Caribbean island for sale, especially one that has amazing development and investment potential such as this one and with an active award-winning resort.

A Quick History of Resort

The Resort is a multi-award winning luxury privately owned resort off the mainland of St Vincent and the Grenadines and is the first island in the Grenadine chain of islands which includes Mustique, Canouan, Palm Island and Petit St. Vincent all of which boast luxury resorts.

The Resort is on the most northerly island in the Grenadine chain of islands and is a 12.66-acre tropical island located 200 yards South of mainland St. Vincent. The island is occupied exclusively by the hotel resort.

As legends go, 150 years ago the Carib Chief Chatoyer, one of the original inhabitants of the region, traded the island for a stallion owned by the then British Administrator.

The island has eventually developed into a luxury resort some 48 years ago. In 1979, ownership eventually moved to its current Vincentian owners.

The island resort has been under the same ownership for thirty-five years and now they are offering this amazing Caribbean Island for sale at $10,000,000.

The 12.66-acre island currently has buildings occupying 2.5 acres, allowing for ample space for further development.

The island is also rented out as a whole with prices ranging from $15,603 – $20,425 daily.

The resort has an established reputation amongst a loyal clientele and a strong base of repeat guests, primarily from the US and British markets. John Lennon and Ringo Starr are two famous celebrities who have stayed at the resort.

The resort is a long-established world-renowned wedding and honeymoon destination and family holiday destination.

It is home to diverse species including some near-extinct on the mainland. The eco aspects of the resort could be enhanced in a sensitive manner to attract eco-inspired tourists.

The new airport on Saint Vincent offers further encouragement for the new owner to develop the resort’s potential.

The island is leasehold owned by the Government of St. Vincent & the Grenadines. There are 46 years remaining on the original lease and there is an option to renew for an additional 40 years and the owner has indicated that they will extend the lease for a full 99 year period. The lease payment to the Government of St. Vincent & the Grenadines is a modest $11,000 (USD) per year.

It’s anticipated that planning permission would be easily obtained for enhancement of the island and the new owner would most likely have the full support from The Government of St. Vincent & the Grenadines as they are keen on promoting direct foreign investment, promoting the hospitality industry and creating employment for Vincentians.

Website, domain name, branding, image gallery and marketing network will be handed over with the island to the new owners.

Resort Accommodation & Amenities

The accommodation consists of 30 cottages, primarily upon gentle sloping hillsides overlooking the ocean with sea views, open-air garden showers, private patios and in some cases private plunge pools. Additionally, there is a spa (currently housed in one of the cottages), a Har-Tru tennis court, a coconut bar in the sea and two dining areas; one area is reserved for more formal dining with the other dining area under several thatched gazebos and used for casual dining.

Of the 30 cottages, 20 of them are superior with one of them housing the spa. There are 4 deluxe cottages and 5 luxury cottages with plunge pools.

The flagship cottage is located at the top of the island.  The suite has a garden, living room, dining room, kitchenette and a 20′ x 13′ swimming pool as some of its features.

This island is surrounded by a white sandy beach and the Caribbean ocean and is serviced by a private ferry which operates around the clock and takes a couple of minutes to reach St Vincent’s mainland.

The white sandy beach is considered the best on Saint Vincent, where the majority of the beaches are dark, volcanic sand. The combination of rich, glossy palms and crystal, clear ocean provide an ideal location for an idyllic Caribbean getaway.

There are hammocks and sun loungers on the beach to chill or soak in the sun or take a swim and lounge around the lagoon pool.

On your doorstep, there is world-class sailing in the Grenadines along with kite-boarding, golf, snorkelling, scuba diving, kayaking, paddle boating and much more.

The island is very comfortable due to the idyllic climate and natural lush vegetation, providing guests with plenty of privacy and shade, matching expectations of a tropical hideaway.

Mainland Facilities

The resort benefits from a large area of waterfront on the mainland which is included in the sale or lease and consists of;

  • mainland dock providing dockage for launch & dive boats

  • watersports base – currently housing the dive shop
  • large storage area – formerly housing the gift shop

 

Water & Power Supply

The water power supply to the resort is provided as follows:

  • The water supply is provided by the Central Water and Sewerage Authority via a submarine pipe
  • The power supply is provided by Vinlec (St Vincent Electricity Services Ltd.) via a submarine cable
  • There is also a fully operational generator on the island, used during power outages, ensuring uninterrupted power supply

 

The Staff at the Resort

The resort has a dedicated team of staff with longstanding loyalty and local know-how coupled with an expert management team. The General Manager has been with the resort for over 20 years.

The existing staff and management are happy to continue their employment under new ownership and the new owners will be acquiring a fully operational hotel.

The current staff at the time of writing is as follows;
